How long does a home inspection take?
Most inspections take a few hours. Larger or older homes, and homes with crawlspaces, basements or outbuildings, take longer.
Do I need to be at the inspection?
It is not required, but we recommend it. You can see findings first-hand and we walk you through the top items on site. If you cannot attend, your photo report explains every finding.
When do I get the inspection report?
Your detailed digital report, with photos, is delivered the same day by midnight, through Spectora. Your agent receives an automatic copy.
What does a home inspection include?
A 400+ point inspection covering structure and foundation, roof and exterior, electrical, plumbing, heating and cooling, insulation and ventilation, attic, crawlspace or basement, and the interior including windows and doors. See what we inspect.
Are you licensed and insured?
Yes. Executive Edge is licensed through the Virginia Department of Professional and Occupational Regulation (DPOR), certified through InterNACHI, and carries General Liability ($250K+ per occurrence) and Errors & Omissions insurance.
Do you inspect on weekends?
Yes. We offer fast scheduling, including weekends, and you can book online seven days a week.

I'm selling. Should I get an inspection first?
Many sellers do. A pre-listing inspection lets you find and fix issues on your own schedule and avoid surprises after a buyer's inspection.
What add-on services do you offer?
Radon testing, wood-destroying insect (termite) inspections, sewer scopes, mold air sampling, thermal imaging, pool and spa inspections, and detached structure inspections. Bundle add-ons with your inspection to save.
What if the inspection finds problems?
Most homes have some findings. Your report ranks and explains them so you can decide what matters, negotiate repairs or credits, or plan maintenance. After repairs are done, a re-inspection can verify the work.
